Market Report for Top Areas for American Expats in Dubai

With the evolving property market that Dubai has, finding the right home within a set budget, in a location that meets your requirements, can be a challenge. But lucky for us, Bayut has given us access to exclusive property statistics for rent and sales prices in Dubai’s most popular neighborhoods with American expats.


We recently shared a poll on our Facebook group to find out which neighborhoods in Dubai interest our members the most. Based on the votes, Downtown Dubai and Dubai Marina were the top choices for apartments while the Jumeirah Park and The Springs emerged as the top for villas.

Let’s take a look at the rent and sales prices in these areas have changed from 2018 to 2019. 

Apartments in Downtown Dubai

Much like the vibrant city of New York, Downtown Dubai one of the city’s most coveted addresses. After all, it is home to monumental Burj Khalifa and other popular attractions like The Dubai Mall, Dubai Opera and many others.

Schools and Amenities

There are many other benefits to living in Downtown Dubai. Along with being the most lively parts of the town, it’s also the most convenient. Its strategic location makes it easily accessible to the rest of the city. It is situated right between DIFC and Business Bay which are two of the city’s main business hubs. The Dubai Airport is also just 15 minutes away, while areas such as Palm Jumeirah and Dubai Marina are approximately 20 minutes away.


Downtown Dubai has all the amenities within the neighborhood itself. For families with younger children, there are lots of nurseries in Downtown Dubai like the Blossom Nursery and Jumeirah International Nursery. For the older kids, there is the Jumeira Baccalaureate School, which is amongst the top American schools in Dubai which is a short drive away. 

Property Prices in Downtown Dubai

Whether you’re looking for a spacious studio or a luxury penthouse, Downtown Dubai has a stunning collection of residential apartments available in spacious floor plans. According to Bayut’s property market analysis of 2019, Downtown Dubai ranked as the second most popular area to buy flats in Dubai. It also showed up in the top 10 neighborhoods for renting flats in Dubai.


This year, you will be paying slightly less if you want to own an apartment near the iconic Burj Khalifa. The average price per square foot for apartments in Downtown Dubai experienced a drop of 9.5% and now average at AED 1,799. As a result costs for individual units also dropped with studio apartments downtown averaging AED 925k. Average prices for 1 and 2-beds also dropped and now average at AED 1.45M and AED 2.59M respectively.


Rents in Downtown also became more reasonable overall, with studios dropping to AED 65k. Rents for 1-bedroom flats experienced a decline of 14.1% going from an average of AED 99k in 2018 to AED 85k now, while 2-bedroom flats now stand at an average of AED 125k. 

Apartments in Dubai Marina

Next up we have Dubai Marina, one of the most in-demand neighborhoods in the emirate. It’s situated right along Sheikh Zayed Road (E11), just after Dubai Media City. This area is known for its impressive collection of skyscrapers that sit along a picturesque marina filled with luxury yachts. 

Schools and Amenities

Dubai Marina is the perfect choice for residents who are looking for an urban lifestyle. It’s got plenty of highrise buildings and lively promenade with a range of dining and entertainment options. There are several educational options in and around Dubai Marina. Nearby areas such as Al Sufouh, Umm Suqeim and Al Barsha have schools offering curricula ranging from IB to Indian, British and American. There are also many well-reputed nurseries in Dubai Marina  for the little ones.

Property Prices in Dubai Marina

As per Bayut’s latest reports, Dubai Marina has consistently been the most in-demand location to buy and rent apartments in Dubai. You can take your pick from studios, 1, 2 and 3 bedroom apartments.


With respect to sales prices, the average cost for apartments in Dubai Marina price per square foot dropped from AED 1,502 in 2018 to AED 1,326 in 2019. The average cost for so experienced favorable drops with studios averaging at AED 718k while 1 and 2 bedroom flats currently average at AED 1.1M and AED 1.78M respectively.


Rents for Dubai Marina also decreased across all units. Rents for studios dropped the most averaging at AED 50k. As for the 1 and 2-bed units in the area, rents now average at AED 78k for 1-beds and AED 115k for 2-beds. 

Villas in Jumeirah Park

Situated right between Jumeirah Islands and Discovery Gardens, Jumeirah Park  is a gated villa community that offers buyers and renters a choice of 3, 4 and 5-bedroom villa units, that come in varying floor plans.

Schools and Amenities

Jumeirah Park offers a serene lifestyle, in the center of ‘new Dubai’. Residents don’t have to travel far to access any necessities. The neighborhood has everything you need including jogging/bicycle tracks and children's play areas. There are also plenty of green parks, gyms and sports courts. But if the need arises, Sheikh Zayed Road (E11) and Sheikh Mohammed Bin Zayed Road (E311), which are two of the city’s major road links, located close by and can get you to any part of the city in approximately 20 minutes.


Parents don’t have to worry about long commutes to school too since schools and nurseries such as the Dubai British School and Toddler Town British Nursery are located close by.

Property Prices in Jumeirah Park

The average price per square foot witnessed a decline of 4.1% from AED 951 previously to AED 912 now. The average cost to buy a 3-bedroom villa in Jumeirah Park  is AED 3.2M, 4-bedroom houses cost AED 3.75M and 5-bedroom villas average at AED 5M now.


The average rents in Jumeirah Park experienced drops as well, with 4-bedroom villas declining by 9.8% from an average of AED 205k previously, to AED 185k now. The 3 and 5-bedroom villas for rent in Jumeirah Park dropped to AED 175k and AED 240k, respectively. 

Villas in The Springs

Another suburban paradise in the heart of New Dubai is  The Springs. This gated community is known for its beautifully landscaped gardens and lakes, and close proximity to business districts like Dubai Media City and Dubai Marina, which are approximately 15 minutes away. 

Schools and Amenities

Being a gated community, The Springs provides its residents with complete privacy and security. Just like any well-planned neighborhood, there are amenities and facilities such as swimming pools, parks, gyms and more. There is also the Springs Souk shopping mall which has a supermarket, salon, fast food joints or restaurants. Some of the schools close to The Springs include Dubai British School, Emirates International School. For the toddlers, there is the Raffles Nursery in The Springs Town Centre.

There is a good selection of semi-detached and ‘terraced’ townhouses that are available in mostly 2, 3 and 4-bedroom units.


The average price per square foot to buy a villa in The Springs dropped by 10.1% and average at AED 851 now. The average cost of villas in The Springs the also dropped, with 3, 4 and 50bed units averaging at AED 2.2M, AED 2.82M and AED 5.49M respectively.


Rents in The Springs also experienced declines with 3-bedroom villas averaging at AED 145k in 2019. Rents for 4-bedroom villas for rent now stand at an average of AED 167k, dropping by 16.7% from AED 150k previously. 5-bedroom villas experienced the most significant decline of 11.3% to average at AED 215k now. 

Honorable Mention: The Palm Jumierah

The most iconic neighborhood in Dubai The Palm Jumeirah, deserves a special mention. Simply known as ‘The Palm’ by its beloved residents, the island is an icon on Dubai’s map. The man-made island is located just off Al Sufouh Road as you enter Dubai Marina.

Schools and Amenities

Palm Jumeirah offers everything you need for a comfortable and luxurious lifestyle. There is the newly built Nakheel Mall for all your shopping while the promenade at the The Pointe has the best restaurants. You also have major attractions like the Aquaventure Waterpark and luxurious hotels like Atlantis The Palm Dubai in the area. The closest schools are the ones in and around the Jumeirah area, which are a short drive away but easily accessible. For nurseries the popular ones are Blossom and the Redwood Montessori Nursery. 

Property Prices on The Palm

Palm Jumeirah offers buyers and renters villas and apartments, with beautiful views of the ocean. According to Bayut’s market report, The Palm is preferred for buying rather than renting. In the report, Palm Jumeirah ranked as the most popular neighbourhood to buy villas in Dubai. It was also the fourth-most sought after area for buying apartments. Being an area with ongoing off-plan deliveries, landowners in Palm Jumeirah have strategically kept prices competitive in the ready segment to cater to more potential buyers.


Sales prices for Palm Jumierah villas have become more affordable with the price per square foot experiencing a minor decrease of 9.3% to average at AED 2,164. The average cost of a 3-bed villa is AED 6.2M per year, whilst 4 and 5 beds average in at AED 9.5M and AED 18M respectively.


For the apartments for sale on Palm Jumeirah, sales price per square foot averages at AED 1,394 now with the overall cost averaging at AED 1.09M for 3-beds, AED 1.9M for 4-beds and AED 2.29M for and 5-beds.
